10 Year Maintenance Plan [10YMP]
It is a requirement of strata to complete a 10 Year Maintenance Plan for strata with more than 10 units or a value of over $5M; this needs updating every 5 years.
A current condition report or desk top warranty study is completed to establish the scope and priority of items to maintain. Costs of maintenance, repair or replacement are established using Cordell's costing guide.
A Maintenance Fund is planned for the next 10 years showing the sequence of planned works and associated estimated costs.

Warranty Management - Beyond Building Warranty
Following Practical Completion, the Building Asset requires regular inspections and maintenance to maintain warranties on the specific building products and equipment used in the building.
Sometimes warranties are not valid at the time of construction due to noncompliant works.
Some products require regular inspection as a condition of the product warranty.
Early detection is a proactive way to save on costly remedial work by completing preventative maintenance.

Remedial Works
Sometimes building fail and immediate remedial work is required such as in the case of building leaks.
A Specific Condition Report is prepared to identify the issues.
A Scope of Works is then prepared and Tendered with recommendations going to the building Strata.
All works are managed by ETAL including Inspection and Testing Hold Points, Progress Reporting and Final Inspection.
